PRE-SALE HAPPENINGS
- Property tax liens to be sold at sale are advertised in October.
- Advertisement is made once a week for three consecutive weeks in the Daily
Sentinel.
- 2010 Publication List will be posted in October of 2010 as well as
here on our website
- Registration and W-9 forms are available at the Mesa County Treasurer's
Office - or you may download them here at:

- An advertising list will be posted in the Mesa County Treasurer's Office, which will be available
for inspection during regular office hours, which is Monday thru Friday,
8:00a.m. to 5:00p.m.. This list will be updated daily.
- Investors who do not endorse/pay current taxes on their tax lien
certificates, cannot bid at future sales.
TAX SALE PROCEEDINGS
- Registration begins at 8:00a.m., with the sale beginning at 9:00a.m.
The sale will continue until all tax liens are offered. The sale is conducted in seated
rotation order.
- To facilitate the sale procedure, each tax lien is initially offered in
sequence order for the amount of taxes, late interest and costs. Premium
bids will be allowed on tax liens exceeding an amount to be determined at the
beginning of the sale by consensus of investors.
- The sale is conducted as rapidly as possible, consistent with the objectives of the sale
and fair play to all bidders.
- Delinquent manufactured homes and separate special assessment tax lien sales will
immediately follow the real estate sale.
- Original Tax Lien Sale Certificates of Purchase will be retained in the
Mesa County Treasurer's
Office. This facilitates immediate payment to you.
BIDDER'S CORNER
- To pre-register, please notify our office.
- All purchases must be covered by cash, certified checks, bank drafts, personal checks
guaranteed by Treasurer's prior approval, or an "Irrevocable Letter of Credit," and paid on the
day of sale, or the following 2 days.
- Each individual investor will be allowed one registration and will receive a unique
bidder number that coincides with the name on the certificate when it is issued under.
- No change in the registrant name will be allowed. After a sale is
finalized and certificates are printed, assignments may be made.
- A buyer may leave at any time or upon completion of the sale. Payment will
be made at
the Mesa County Treasurer's Office. You will receive a print-out with parcels purchased and
amount paid.
GENERAL INFORMATION
- If you are the Certificate holder on a property that goes into bankruptcy,
the Treasurer will file on your behalf with the Court.
- Purchasing delinquent tax liens at sale is becoming an increasingly popular
form of investment.
- Interested? Here are some facts to help you understand what a tax lien
investments is, and what it is NOT:
When you purchase a tax lien sale certificate on property, you become a
lien holder on the property.
You purchase the tax lien, NOT the property! In Mesa County, eventual transfer of deed
has occurred in less than one percent of all purchases.
Investing in tax liens through purchases at a tax lien sale is just that
- an investment. The purchase can be thought of in terms of a potentially
long-range C.D. Redemption of the certificate is always at a guaranteed rate
of return, and can occur up until the time a
Treasurer's Deed is issued.
Each year the Colorado Banking Commission determines the rate of return. The annual
percentage rate is set at nine points above the federal discount rate as of September 1 of
that year.

PAYMENT OF SUBSEQUENT YEARS TAX
- After August 1 of each year, all holders of Tax Lien Certificates
have first option to purchase any subsequent years' taxes which remain unpaid.
These tax liens may be endorsed on the original certificate at the same
guaranteed rate of return.
- Certificate holders who do not endorse/pay the current tax on certificates
held, will not be allowed to bid at future sales.
APPLICATION FOR TREASURER'S DEED
The application process for a Treasurer's deed can be initiated THREE years from the
date of the original tax sale.

2. Submit signed request with $250 deposit

If redemption is made prior to deed issuance, deposit will be refunded in full with
redemption payment.
